MARKET BUZZ HITS THE OAKS

                                        

The current buzz in the real estate market has bitten The Oaks, as it has our surrounding neighborhoods. Homes that sold last year went quickly - a few of them before they hit the open market. While we do not keep a waiting list for potential future buyers, finding a reputable real estate broker who can keep an eye on the market will be your best way to see what's for sale.

Owning in the Oaks

BUYERS

The Oaks of St. Charles is a community of 75 owner-occupied townhomes whose residents span all life stages. The Associaton is self-managed by Oaks owners and is governed by a set of Declarations of Covenants and Restricions; By-laws; and Rules and Regulations. A complete set of these, along with a handbook of helpful information, is provided to each new owner's attorney once under contract.  If you would like to review the governing documents ahead of time, we encourage you to contact the seller of a unit of interest.

When purchasing in The Oaks, please note that the Association does not provide insurance for the individual homes in the community. Therefore, each owner is required to purchase full-replacement value homeowner's insurance - either HO-3 or HO-5 policy - and provide proof of insurance to the Association upon purchase and annually on renewal thereafter. 

                           

Yes, we love pets here in The Oaks, but we do require that all City of St. Charles codes regarding pets be honored. Pets must be on leash at all times and are not allowed to be staked outside unattended.  And, of course, you are required to clean up after your pet immediately.

                                                                  

Please note: Per our Declarations, The Oaks homes are not rental or investment properties. The homes are owner-occupied and can only be rented in whole after an owner has resided in the home for a minimum of five years, and with approval from the Board.

There are documents that must be filed with the Business Office prior to listing your home for sale in accordance with the Rules and Regulations. Please contact Cheryl Riendeau, our Business Manager, for required documents and a reminder list of the governing rules for signage, sale of your home, moving, etc.  Cheryl is happy to help you through the process.
